  • Initial Property Inspection +

    1. Confirm property is 100% rent ready including all legal compliances

  • Rental Marketing +

    1. Take professional interior and exterior photos
    2. Enter advertising information online and upload photos to all major rental sites.
    3. Take incoming phone calls of interested parties and answer questions about the property.
    4. If the tenant is interested in viewing the property, ask prequalifying questions to determine if they are a good potential tenant.
    5. Meet the prospective tenant at the property so they may tour the property and answer any addition questions they may have.
    6. Provide tenants a link to our online application.
  • Tenant Screening, Lease Signing and Move In +

    1. Thoroughly screen all prospective tenants with credit check, criminal history and eviction report.
    2. Call current and previous landlords for rental verification.
    3. Verify current income with pay stubs, bank statements and tax returns as necessary.
    4. Once approved, proceed with lease signing and collection of security deposit and first month’s rent.
    5. If denied provide applicant with required denial letter.
    6. Meet tenant at the property to give them keys and for the move in inspection where we document the condition of the property so we can deduct any damage, beyond general wear and tear, from the tenant’s security deposit once they move out.
  • Rent Collection & Monthly Accounting +

    1. Collect monthly rent from residents. We ask that our residents pay rent online but we can process other payments if necessary.
    2. Process payments and close the monthly accounting cycle.
    3. Direct deposit owner funds into their bank account and email operating statement to owners.
    4. When residents are late with their rent we will prepare 3-day notice to pay or quit and deliver it to the property. We then contact the tenant to discuss the issue and legal action that will follow. Finally, we will coordinate with an eviction attorney if necessary.
  • Maintenance +

    1. Receive repair requests and coordinate with our vendors on service calls.
    2. Maintain an after hours line for emergencies.
    3. Get approval from the owner if the cost of the repair is above the agreed upon amount.
    4. Approve all vendor invoices.
  • Move Out Procedures +

    1. Contact tenant approximately 90 days before lease expiration and give them the option for lease renewal
    2. If the resident decides not to renew, provide them with a list of cleaning and inspection items to insure the property is left in good condition.
    3. Collect keys and conduct a move out inspection after tenant has vacated the property to document the condition of the property.
    4. Coordinate with vendors to clean and make any necessary repairs to get the property ready to rent again as quickly as possible
    5. Complete ex-resident security deposit transfer after accounting for any repairs the tenant was responsible to pay for.
